How to evaluate a property beyond the listing photos

Beautiful photography can help you shortlist a home, but a viewing should answer deeper questions about condition, context, cost and long-term fit. Use this framework to evaluate a property consistently.

1. Start with the location

Check commute, noise, daylight, access, nearby services and future development. Visit at different times if possible.

2. Inspect the building

Look beyond finishes. Check ventilation, water pressure, electrical points, windows, storage and common-area maintenance.

3. Validate the numbers

Compare recent nearby properties, maintenance costs, taxes and any recurring association fees.

4. Ask the right questions

Why is the property being sold? How long has it been listed? Are there known repairs, restrictions or pending dues?
